Work schedule is currently Monday-Friday, 8:00 Am – 5:00 PM; however, flexible hours may be required to satisfy Housing Facilities needs and may include overtime, evenings, odd hours, shift work, weekends, and/or holidays.
Position requires participation in an on-call rotation for nights, weekends, and holidays.

Three years of experience in performing sub-journeyman semi-skilled commercial/industrial facility and building maintenance in one or more of the major maintenance trades, e.g., plumbing, electrical, mechanical, utility operations, HVAC controls, carpentry and/or painting work.
Vocational or technical training towards certification/completion of a recognized formal apprenticeship program in one or more particular construction or maintenance trades can be substituted for required experience on a one for one basis.

Construction experience will be considered.

Ability and willingness to learn skills which may currently be lacking.

Basic knowledge and experience with the use and operation of equipment and tools of various commercial/industrial facility trades.

Basic knowledge of safety procedures applicable to this working environment.

Ability to take direction and follow written and verbal instructions.

Must be able to lift, push, or pull 50 pound equipment weights with or without reasonable accommodations.

Must have, or be able to obtain, a valid Texas Driver’s License prior to first day of employment and receive and maintain an acceptable driving rating as established by the UT System.

Other Skills Preferred

Semi-skilled commercial/industrial multiple trade experience in excess of the minimum three years required.

Skilled or Journeyman level trade experience.

Completion of a recognized apprenticeship program or other additional technical training in any of the recognized trades.

Experience with personal computers and the suite of Microsoft software products including Word, Excel, and Outlook; plus experience with Computerized Maintenance Management Systems and software is preferred.

Solid communication skills, in English, both verbal and written are preferred.

Commercial/industrial plumbing emphasis is highly desirable.

Description of Job Duties

Provides semi-skilled sub-journeyman level work in the performance of a variety of maintenance and repair tasks in one or more craft areas at the apprentice level, including preventive maintenance tasks.
May be in any established trade areas including utility operations.

Responsible for a wide variety of installation and maintenance work in multiple commercial/industrial building, plumbing and mechanical trade areas.

Completed and compiles records, time sheets, receipts, work orders and researches costs and material requirements and sources.

Within the scope of position duties, responsible for seeing that operations are effective and efficient, assets are safeguarded, reliable financial data is maintained and all applicable laws, regulations, policies and procedures are complied with.

Assists multiple trades/crafts in a team working environment and other departmental supervisors as needed.

May occasionally assist with or complete carpentry work such as remodeling, setting lock sets, carpet laying, suspended ceiling installation, rough concrete laying and patchwork and other related work.

Performs preventive and corrective repair maintenance on plumbing systems, equipment and fixtures/components and related equipment. Responds to general plumbing system and mechanical system emergencies until journeyman or supervisory personnel arrive. Completes minor plumbing work such as repairing/replacing faucets, toilets, sinks, natural gas systems and components, compressed air systems and components, specialty water systems and components, clearing of sewer lines, etc.

Completes minor less-skilled electrical work such as light-bulb changes, re-setting breakers, device replacement, etc.

Completes minor painting work such as taping and floating, sanding, painting, staining and other related duties.

Performs minor HVAC work such as changing filters, cleaning coils, adjusting T-Stats, etc.

May assist or complete other operational/maintenance tasks, such as upkeep of swimming pools or other facility equipment and maintains order and cleanliness of work areas.

May move, disassemble and assemble furniture/equipment including the loading, unloading and transporting of items with or without reasonable accommodations. Items to include dormitory furniture and appliances. Completes set-up and coordination for special events and activities.

Attends safety, maintenance and leadership training sessions and participates in departmental meetings and may train others in the above duties.

Performs other duties as assigned.
